Fees for residential conveyancing

Freehold sale or purchase fees start from £2,500 plus VAT plus disbursements but are usually calculated at 0.5% of the sale or purchase price

Leasehold sale or purchase fees start from £2,950 plus VAT plus disbursements but are usually calculated at 0.5% of the sale or purchase price plus £550.

Mortgages and re-mortgages our fees start at £1,250 plus VAT and disbursements and again are usually based on 0.5% of the mortgage amount.

Included in freehold and leasehold purchase transactions is a review of title, contract documents and search results. We then raise enquiries and prepare a report to the client about the property. This is followed by exchange of contracts, completion and registration of the property in our client’s name.

Sale transactions involve drafting of the contract for sale, preparation of a sales pack, replying to enquiries, exchange of contracts and completion. Also included is the redemption of existing charges that may be on the property register before exchange of contracts.

Where a new lease is being granted or there is a transfer of part, an additional fee will be payable and will be agreed on a case by case basis.

Where a transaction is complex or bespoke we may have to adjust our fee and charge more.

We do not visit or inspect the properties.

How long will my house purchase or sale take?

How long it will take from your offer being accepted until you can move into your house will depend on a number of factors. The average process takes between 6-8 weeks. We do aim to be highly responsive to enable exchange and completion to take place as soon as all parties are ready.

It can be quicker or slower, depending on the parties in the chain. For example, if you are a first time buyer, purchasing a new build property with a mortgage in principle, it could take 6 weeks. However, if you are buying a leasehold property that requires an extension of the lease, this can take significantly longer as the landlord’s lawyer would have to provide the new lease.
